What only Azima does
Copy the floor plan from the listing. Azima reads rooms and windows; other sun calculators only know a point on the map.

What the report contains
The listing says “bright”. The report says when the sun reaches which room: on three reference days, hour by hour, with the gaps the neighbouring houses cut into the day. Calculated from the window direction, the officially measured heights opposite and the path of the sun.
Zoning, listed buildings, land register parcel, environmental noise, flood, heavy rain, torrents, terrain, contaminated sites, radon, earthquakes, geology, broadband — plus from Vienna Living Map the summer heat (modelled, not a measured temperature), markets, street trees and aircraft noise from its own measurement series. Regardless of who offers the flat.
A 3D sun calculator shows where the shadow falls on the street. Azima opens the house: the floor from above, the rooms from your floor plan, the sun load as colour on the floor. For any Vienna address — without your own floor plan with an example that is expressly marked as an assumption.
Why the price is what it is
Azima does not replace an expert opinion; it answers the question before it — is the viewing worth it, does “bright” hold in December too. For that, €19 is less than a tenth of one expert hour.
Five single reports cost €95, Premium costs €89 and has no limit. Anyone offering more than four properties a month pays less with Premium — and gets OpenImmo enrichment, partner links and their own sender on top.
On the sale of a €400,000 flat the agent’s commission is capped at 3 % per party under Austria’s estate-agent regulation, that is €12,000. Premium is 0.7 % of that — for a whole month and every property. An exposé that answers the question about light before the prospect asks it does not have to move much to pay for that.

How you get Premium
Open Azima, enter the address, paste the floor plan from the listing — today all of it is free.
From Azima 1.0: in the “For agency software” block, “Premium · €89 a month”. Only now does Paddle’s payment window load — with your VAT ID for reverse charge.
From then on every report carries your seal. The invoice comes from Paddle by e-mail; cancel any time in the Paddle customer portal, for the end of the month.

Honest, even when it hurts
A measured disadvantage is never removed, only explained better. Aircraft noise, shading, summer heat stay in the report — at every price, Premium included. That is exactly why a flat hunter believes the sheet, and exactly what a tool paid by the advertiser to look good cannot promise.

Who is Premium for?
For anyone offering more than four properties a month: agencies, developers with a project on the market, property managers with vacancies. Premium includes reports without a limit, OpenImmo enrichment for the whole property list at once, partner links for listings and your sender on every page. A single sale does not need Premium — that is what the single report is for.
How do I subscribe to Premium?
From Azima 1.0 directly in Azima, in the “For agency software” block: “Premium · €89 a month” opens Paddle’s payment window. No account needed; the invoice comes from Paddle by e-mail, and you cancel in the Paddle customer portal, any time for the end of the month. During the beta everything is free — if you want Premium from 1.0, you can reserve it by e-mail.
Do I need an account?
No. The light check runs without an account, and a purchase does not create one either: Paddle only remembers a random purchase number that your browser generated. You see this purchase number in Azima after buying — with it you bring the purchase to another device.
Can I try Premium before paying?
Yes — during the beta everything is free, including the Premium features: OpenImmo enrichment, partner links, sender. From 1.0 the light check stays free; report and Premium then cost what this page says.
Is the report an expert opinion?
No. Azima is software that calculates a model from open data: measured neighbouring heights, the astronomical path of the sun and the floor plan. Curtains, balconies and trees are not part of the sun calculation. A certificate of insolation under ÖNORM is a different, signed document by an expert.
Why is €19 a fair price?
An hour of a building expert in Vienna costs around €220 plus VAT. Azima does not replace an expert opinion — it answers the question before it: is the viewing worth it, does “bright” in the listing hold for December? For that one answer, €19 is less than a tenth of one expert hour.
When is Premium worth it?

How does Azima differ from Shadowmap?

Who sells the report?
Paddle.com Market Ltd, London, as merchant of record: Paddle is your contractual partner for the purchase, issues the invoice and handles the tax. The payment window only loads when you click “buy”; before that there is no Paddle script and no cookie.
What is the Azima seal?
From Azima 1.0, every page of a bought report carries an identifier and a verification link. The link confirms that the report was created and paid for via Azima — whoever receives the PDF can check it. Address and floor plan never reach the server for this; only a random purchase number and a checksum do.
Can a disadvantage be removed from the report?
No. A measured disadvantage is never removed, only explained better — aircraft noise, shading, summer heat. That holds for every report and every plan, including Premium.
Can I get a refund?
Within 14 days of the purchase, by e-mail or via Paddle. For a single report the right of withdrawal ends once it has been created and downloaded at your request; you confirm this before buying. If the report could not be created, you get your money back. Details in the terms.
