For property managers: the roof in figures, the draft resolution for the owners
Whether an owners’ association puts solar panels or a green roof on the shared roof is decided at the meeting. For any Vienna address, Azima calculates the roof from the City of Vienna’s solar cadastre and roof model and turns it into a three-page draft resolution: resolution points to fill in, the roof in figures, money and timeline, a ballot.
Which roof do you manage? Type the address — Azima calculates solar, green roof and heating options on site and creates the draft resolution and the notice as PDFs.
The address goes to the City of Vienna address service for the search, never to Vienna Living Map. The result stays on this device. No account.
What is on the three pages
- Resolution points to fill in — solar, greening, instruction to the manager — with the majority note that § 24 (4) WEG requires in a resolution proposal.
- The roof in figures: suitable area, output in kWp and the yield range from the City of Vienna solar cadastre, the greening area from the green-roof potential.
- Money and funding as a list with date and status — nothing is deducted until it has been granted.
- Deadlines and a ballot. What only the manager knows — quotes, co-ownership shares, the land-register number — stays a field to fill in, never a number someone could take for a quote. The draft is in German, like the meeting.
And for the whole building
- A notice for the stairwell (A4): sun and green on the roof, the funding with its date, and a code that opens the building in 3D.
- The heating check for the site from the official energy maps of the City of Vienna — whether ground-source heat probes and groundwater use are possible at this address (district heating is not part of it: the City publishes no network map).
- The plot from the BEV cadastre, without owners.
What the draft is not
Not a resolution and not a posting under § 24 (5) WEG — only posting the adopted resolution starts the period for contesting it. And not legal advice: the sheet quotes the law and the authorities with their date and leaves the classification, for example as ordinary or extraordinary administration, to the manager.
Frequently asked
What majority does a resolution of the owners need?
Under § 24 (4) WEG either the majority of all co-ownership shares, or two thirds of the votes cast (counted by shares) that also reach at least one third of all shares. The proposal has to point this rule out — if the note is missing, the resolution can be contested. The draft contains it almost word for word. Not legal advice.
How many quotes does the manager have to obtain?
For larger improvement works at least three (§ 20 WEG). The draft leaves quotes and prices as fields — Azima does not know them and does not invent them.
Where do the roof figures come from?
From the City of Vienna’s solar cadastre and green-roof potential (open data) and the LoD2 roof model; the yield range from PVGIS. Funding is listed with its date and status.
Is the draft a posting under § 24 (5) WEG?
No. Only posting the adopted resolution starts the period for contesting it; the draft is a preparation document and not legal advice.
Does the address leave the device?
For the search it goes to the City of Vienna address service, never to Vienna Living Map. The draft and the notice are made in the browser, without an account.
