At the viewing someone asks about December. The talking points have one sentence for every measured drawback: what is measured, where it comes from — position or condition — and what it means day to day. On the page to copy, in the report as a sheet of its own.
A listing likes to leave out the uncomfortable, and that is exactly what shows at the viewing: a courtyard in December, an approach corridor, a loud street side. Whoever names it first leads the conversation — whoever keeps quiet loses it. The talking points turn every measurement into a sentence that can be said without glossing over anything.

Every sentence separates position from condition: "that is the position of the house, not the condition of the flat" is the most useful thing a buyer can be told, because it says what a renovation changes and what it does not. What is not measured produces no sentence; an empty sheet does not mean "free of", and it says so.

Can I leave a sentence out?
No. A measured drawback is never removed, only explained better — that applies to the talking points as to the whole report. A figure is corrected only when the measurement gets better, not when the result is uncomfortable.
Who is it for?
For the viewing: the agent who gets asked and the buyer who wants to ask. The text copies with one tap and appears word for word in the report.
Is it a valuation?
No. They are sentences from measurements with their source and their limit — no expert opinion, no effect on price, no traffic light.
Why is there a drawback I cannot see?
Because it is measured. "Lively" for the street means the value of the official environmental noise mapping for the surrounding streets — a courtyard side is often ten to fifteen decibels below it, and the sentence says that too.
