Living in TrIIIple — what is it like?
Short and honest: you live in one of three residential towers on the Danube Canal, 108 to a good 120 metres tall, with the U3 about six minutes on foot away and a park over the motorway in front of the building. The trade-off: the A4 runs beneath that park, there are no subsidised flats, and the nearest Grätzl is warmer than the Vienna median.

TrIIIple stands on Schnirchgasse in the 3rd district, right on the Danube Canal, on the site of the former main customs office. It was built from 2017 to 2021, developed by ARE Austrian Real Estate and Soravia and designed by Henke Schreieck: three towers of 117 metres and 34 storeys, 108 metres and 31 storeys, and 120.2 metres and 35 storeys.
Towers 1 and 2 each hold around 260 flats, those in tower 1 between 33 and 165 square metres; tower 3 has around 670 micro-apartments for students and young professionals. The A4 in front of the towers is covered by a noise-protection gallery, and on top of it lie around 4,000 square metres of park-like green with access to the Danube Canal.
What works surprisingly well
The U-Bahn is close: the U3 stops at Erdberg and at Schlachthausgasse, both about six minutes on foot; tram 18 stops at Ludwig-Koeßler-Platz, about four minutes on foot.
The Danube Canal is in front of the building, and a park has been created over the motorway that connects the site with the bank. If you live high up, you look out over the city.
What you consciously accept
This is not subsidised housing: the project was criticised because no subsidised flats were built; when residents moved in in 2021, the average price according to ORF was just over 6,000 euros per square metre. The costs of heating and cooling were disputed up to court — as of 2024, appeals were pending.
Loud and warm: around tower 3, the 2022 noise map shows road traffic of 75 dB and above, weighted over the whole day — calculated, not measured. And in the nearest Grätzl, Erdberg, the modelled summer-heat index is 66 out of 100, above the Vienna median of 56.

Who is it for?
For anyone who wants to live high up and new, with the U3 and the Danube Canal at the door — and for students in the micro-apartments. If you want subsidised housing, Altbau or a home away from the motorway, you will not find it here.
