What does energy cost in a Vienna flat? Heating, hot water and electricity per month
The running energy bill of a Vienna flat as a range from published tariffs: what heating costs, what hot water costs, what electricity costs — and how much of it depends on the heating in the building, which a tenant does not choose.
In short: A 73 m² flat lived in by two people costs about 160–195 € a month in Vienna with gas, 155–190 € with district heating and 85–130 € with a heat pump — heating, hot water and electricity together, at Wien Energie and Wiener Netze prices in October 2026. About 180–200 € a year of that is paid by every flat before a single kilowatt hour of electricity flows.
Three typical flats
| Heating | 50 m², 1 person | 73 m², 2 people | 100 m², 4 people |
|---|---|---|---|
| Gas (boiler) | 115–140 € | 160–195 € | 220–275 € |
| District heating | 105–130 € | 155–190 € | 205–270 € |
| Heat pump (air/water) | 60–95 € | 85–130 € | 110–190 € |
For the middle flat (73 m², two people) it adds up like this:
- Gas (boiler) — heating 1,130–1,260 €, hot water 210–340 €, electricity 590–750 € a year
- District heating — heating 1,080–1,200 €, hot water 160–310 €, electricity 590–750 € a year
- Heat pump (air/water) — heating 340–630 €, hot water 80–200 €, electricity 590–750 € a year
Electricity by household size
| Household | Consumption | Cost |
|---|---|---|
| 1 person | 900–1,400 kWh | 430–590 € |
| 2 people | 1,500–2,000 kWh | 590–750 € |
| 3 people | 1,900–2,600 kWh | 700–920 € |
| 4 people | 2,000–2,900 kWh | 730–1,000 € |
| 5 people | 2,400–3,500 kWh | 840–1,170 € |
This includes 180–200 € a year every flat pays, however much it uses: energy standing charge, grid flat fee, metering and renewables flat fee. Households on a low income can be exempted from the renewables flat fee.
Where the figures come from
- Heating: 82 kWh per m² and year — the middle example flat of Wien Energie’s KLIMA Fit tariff sheet (73 m², 6,000 kWh). Gas with a boiler efficiency of 86–99 %, the heat pump with a seasonal performance factor of 2.6–4.9 (Fraunhofer ISE field measurement), district heating with the building’s tariff (KLIMA Fit or official price notice).
- Hot water: 700–955 kWh of heat per person and year — klimaaktiv: “on average a person uses about 45 litres of hot water a day”, a frugal person a little over 700 kWh a year; the upper limit is 45 litres heated from 10 to 60 °C. Paid at the energy price of the system that heats; its standing charge is already in the heating.
- Electricity: the klimaaktiv “Stromspiegel” for flats, classes C to D (“average or slightly below”), at 27.5 cents per additional kWh (Wien Energie OPTIMA Entspannt plus 16.77 ct, Wiener Netze grid, levies and VAT), plus the fixed parts: energy standing charge 77 €, grid flat fee 54 € net, metering, renewables flat fee 19.02 € net.
What is not included
- The building’s operating costs — lift, waste, caretaking, insurance — are part of the service charge, not of the energy bill.
- Servicing of a boiler or heat pump and the chimney sweep.
- Cooling in summer and an electric car.
- Your own flat: its floor, orientation, insulation and windows change the heat demand — with the energy certificate in the purchase sheet, Azima calculates with your figure.
For a specific address, Azima calculates the same with the area from the floor plan and, if it is in the purchase sheet, the heat demand from the energy certificate — plus what the ground and the neighbourhood say about a heat pump there.
Frequently asked
How much is heating for 70 m² in Vienna?
For 73 m² and 6,000 kWh of heat a year: gas about 1,130–1,260 €, district heating about 1,080–1,200 €, a heat pump about 340–630 € a year, gross, with Wien Energie and Wiener Netze prices in October 2026. Hot water and electricity come on top.
How much electricity does a two-person household use in a flat?
About 1,500–2,000 kWh a year without electric hot water (klimaaktiv Stromspiegel, average classes), with an electric water heater 2,000–2,800 kWh. That is about 590–750 € a year including the fixed charges.
What does hot water cost per person?
About 700–955 kWh of heat a year. With gas that is roughly 110–170 € a year per person, with a heat pump 40–100 €. With an electric water heater it is in the electricity bill.
Which is cheapest: gas, district heating or a heat pump?
In running costs per year the heat pump comes out lowest in this calculation and gas highest — but the purchase is not included, and in a rented flat the heating is the building’s, not your choice. The page names the running costs, not a recommendation.
Why a range and not one figure?
Because the parts are ranges themselves: the efficiency of the boiler, the measured performance of heat pumps, the tariff of the building for district heating, the consumption class of the household and the type of meter. A single figure would pretend an accuracy no published source has.
