Buying a house in Vienna — what houses cost by district
Last updated: November 2026
For houses, Statistics Austria publishes the median of the prices actually paid in each district — currently for 9 of the 23 districts (Simmering and Meidling: 2024), from €4,556 per m² of living space in Simmering to €10,000 in Döbling. For the other 14 there were too few sales, so there is no figure — and none is made up here.
140 m² of living space at the median: about €640,000. Living Score 63/100.

Where there is no official figure
For these 14 districts Statistics Austria publishes no current house median — there were too few sales. Each district page shows the flat prices and the Living Score:

Before you buy
A median says what houses in the district cost, not what this one is worth — plot size, year built, condition and location are not in the figure. On the listing, the browser extension puts the price next to the district median; for the address itself, Azima calculates sun, noise and summer heat. Buying a flat instead: purchase prices for flats in all 23 districts.
Frequently asked
How much does a house in Vienna cost per m²?
Depending on the district, €4,556–€10,000 per m² of living space — the median of the prices actually paid according to the land register (Statistics Austria). For 140 m² that is about €640,000 to €1,400,000; the plot, the year built and the condition move a single price a long way.
In which Vienna district are houses cheapest?
Simmering (≈ €4,556/m², 2024), ahead of Meidling (≈ €4,575, 2024) and Donaustadt (≈ €4,929). The most expensive is Döbling at ≈ €10,000/m².
Why is there no figure for some districts?
Statistics Austria only publishes a median when there were enough sales. For houses it is missing in 14 districts: Innere Stadt, Leopoldstadt, Landstrasse, Wieden, Margareten, Mariahilf, Neubau, Josefstadt, Alsergrund, Rudolfsheim-Fünfhaus, Ottakring, Hernals, Währing and Brigittenau. Where too few houses are sold in a year there is no figure — in the densely built inner districts that is the rule — and none is borrowed from flat prices here.
What does building land cost in Vienna?
Published for 3 districts: Währing ≈ €2,194, Hietzing ≈ €827 and Favoriten ≈ €731 per m² of plot area (median of prices paid). Zoning, building class and location make the difference on a single plot.
Are these asking prices?
No. They are medians of prices actually paid, from the purchase contracts in the land register — not prices from listings.
How do I check a house before buying?
Put the price next to the district median — on willhaben and ImmoScout24 the Vienna Living Map browser extension does that right inside the listing. The Living Score of the Grätzl shows how good the area is to live in; Azima calculates sun, noise and summer heat at the address.
